Hilton Head and its neighboring town, Bluffton are made up of a number of Planned Unit Developments (PUDs) we refer to as plantations. Plantations are gated communities that offer amenities like:

  • 24 hour security
  • Golf courses
  • Tennis courts
  • Club houses
  • Fitness centers
  • Dining
  • Maintenance of common areas
  • and more….

Each plantation requires that their residents pay annual dues to pay for these amenities and those fees vary depending on the services offered.

Some of the communities require that you also purchase a membership to join their private clubs. This is in addition to their annual fees to pay for the other amenities.

If you are looking for a condominium on Hilton Head, the choices are plentiful. Condo units can be found in nearly every location on the island. Be prepared if you plan on buying a condo within the gated communities as you will be responsible for paying the Property Owners Association (POA) fees as well as the Home Owners Association (HOA a.k.a. regime fees).

If living in a gated community isn’t your cup of tea, there are many other areas that are outside of the gates that do not require POA fees. It comes down to a matter of taste and budget.
